I've spent my career helping families buy and sell homes across British Columbia, and if there's one thing I've learned, it's this: your home is more than an address. It's your equity, your security, your future. So when I see a story that could put that at risk, I feel it's my job to make sure you hear about it from someone you trust, not just a headline.
That's exactly why I want to talk to you today about land title fraud, and a recent notice from the Land Title and Survey Authority of British Columbia (LTSA) that every homeowner in this province needs to know about.
What's Actually Happening
The LTSA recently issued a warning about a wave of mortgage fraud attempts across BC. Here's the short version: scammers are using falsified identification to impersonate real property owners, then registering a brand-new mortgage against that person's home — without the owner ever knowing.
Think about that for a second. Someone else, pretending to be you, walking away with a mortgage secured against your house.
According to the notice, this activity appears to be concentrated in specific communities and areas, particularly the South Asian community, with fraudsters targeting:
- Residential properties in the Lower Mainland, especially Surrey, Delta, New Westminster, and Burnaby
- Homes with clear title (no mortgage at all) or an older mortgage with a low remaining balance
While the Lower Mainland is the current target, it can happen anywhere in British Columbia
If that describes your property, please don't panic, but do read on, because a few simple habits can make you a much harder target.
Why Scammers Love a "Clean" Title
I'll be honest with you: this pattern makes sense from a criminal's perspective, and understanding why helps explain what to watch for. A property with no mortgage is attractive to a fraudster because there's more available equity to borrow against, and no existing lenders or paperwork trail to trip them up. It's often long-time owners, folks who've paid off their homes who are being targeted.
How to Protect Yourself
The good news is that BC's land title system remains one of the most secure in the world, and there are concrete, easy steps you can take to add another layer of protection around your home.
1. Keep an eye on your title. LTSA now offers a free service called BC Property Connect, which lets verified owners set up alerts for any pending changes to their title. If someone tries to register something against your property, you'll know about it right away, not months later. I genuinely recommend every homeowner I work with sign up for this.
2. Practice good identity habits. Simple things matter here: shred documents with personal information, be cautious about what you share online or over the phone, and keep an eye on your credit report.
3. Keep your records current. If you've moved, changed your name, or your contact information is outdated with LTSA, update it, or ask your lawyer or notary to do it for you. Outdated records make it easier for fraud to slip through unnoticed.
4. Know the warning signs if you're selling or borrowing. If you're a homeowner working with a real estate professional, lawyer, or notary, know that they're required to verify your identity thoroughly, that's not them being difficult, that's them protecting you. Be wary of anyone pushing urgency, suggesting you list below market value, or accept a private high-interest mortgage on a paid-off home. These are classic pressure tactics fraudsters use, and a good professional will never ask you to skip proper channels.
If Something Feels Off
If you ever suspect you've been targeted, or that fraud may already be affecting your title, don't wait. Report it right away to:
- LTSA directly
- The BC Financial Services Authority
- Your local police
Acting quickly matters. The earlier fraud is caught, the easier it typically is to resolve.
